What You Can Buy
Description of the works offered by HSCNZ Limited (subject to fee agreement).
Here's a brief description of what we can do and/or what you can buy from us. To assist you in making your purchasing decisions, we've put some comments on the level of service we usually provide.
Site Civil Drains, Sanitary - Excluded. This activity is usually included within the Civil and or Structural Consultants fee.
Site Civil Drains, Stormwater - Excluded. This activity is usually included within the Civil and or Structural Consultants fee.
Sanitary Drains, within dripline - Included. This is what we do well.
Stormwater Drains, within dripline - Included. This is what we do well.
Agricultural Drains, within dripline - Included. We do this in association with the Geotechnical and Structural Consultants.
Sanitary Plumbing - Included. This is what we do well.
Trade Waste Plumbing - Included. As/if required. Not all projects will need this service. We do not apply for any Trade Waste consents.
Downpipes, Gravity, within building - Included. We do this well. If the DP’s are on the outside of the building, then we rely on the architect to detail the material and location of these aesthetically important items. We will then show the upper (at gutter) and lower (at drain) connection points on our drawings.
Downpipes, Siphonic - Excluded. This is a specialist design activity, and is carried out as a design and construct activity by the plumbing trade contractor. We will only liaise with a supplier of the system to route the pipes through the building and show a general arrangement of the possible pipe runs on our drawings. This will be adequate for a plumber to assemble a price for the works.
Roof Gutter and Overflow Sizing - Excluded. Undertaken by your Architect. We exclude this activity unless specifically agree otherwise.
Natural Gas Reticulation - Excluded. We exclude this activity unless specifically agreed otherwise.
Cold Water Reticulation - Included. In apartments, we design the water to the apartment entry. On commercial sites, we usually design to the fixture.
Hot Water Secondary Pipework - Included. In apartments, we design the water to the apartment entry. On commercial sites, we usually design to the fixture.
Hot Water Heating Medium - Included. This activity includes the domestic hot water cylinder or boiler system and associated primary circulation loop.
Fire Hose Reel Reticulation - Excluded. You can usually buy this from your Design and Construct fire sprinkler installer at a better rate than you can from your Plumbing Contractor.
Domestic Fire Sprinklers NZS 4517 - Excluded. But..., we are experts in the design of these systems. But they are subject to a separate Fee Offer unless agreed otherwise.
Selection/Schedule of Fixtures & Faucets - Excluded. Your architect believes that he needs input in this critical design area, so we let them have their head here.
Hydraulic Services Specification - Included. We have for convenience, condensed our specification and show it on our drawings. Everybody can see it here!
Infrastructure Impact Assessment Report - Excluded. These are subject to a separate Fee Offer unless agreed otherwise.
Plumbing As-Constructed/Built Drawings - Excluded. Your plumber installed it, it’s his responsibility to tell you how he did it. As-builts are his way of achieving this.
Producer Statement - Design PS1 - Excluded. We exclude this activity unless specifically agreed. Your Council checks our design. By issuing a Building Consent, he is confirming our design complies with the NZBC.
Producer Statement - Design PS2 - Excluded. But we can engage a separate consultant on you behalf to review our work. The Territorial Authority may ask for a PS 2.
Producer Statement - Construction Review PS 4 - Excluded. Unless you have engaged us to carry out extensive site observations during installation, we can’t adequately assess the works. So we can’t offer a Statement confirming the quality of the installation. Your Council has charged you for inspections, let them take the responsibility for its correctness.
Activities Associated with any Resource Consent - Excluded. These are subject to a separate Fee Offer unless agreed otherwise.
Check Existing Site Ground and Invert Levels - Excluded. Your surveyor is responsible for these activities.
Conformance with any External Quality Assurance System - Excluded. We have an excellent internal QA system that will surpass anything imposed upon us.
Diversion/Extension of any Public Services Under/Around/To the Site - Excluded. These are subject to a separate Fee Offer unless agreed otherwise. In most cases, at the early stages of a contract, the extent of or existence of any public utility is difficult to gauge.
Supply of Drawings, Answering Design Related Queries - Included. The number of paper copies of drawings we provide is usually set at five per design phase, unless agreed otherwise.
Site Observation and/or Site Visits - Excluded. These are subject to a separate Fee Offer unless agreed otherwise.
Attendance at Project Control Group Meetings - Included. Meeting attendance is during the Design Phase only, in Auckland unless agreed otherwise, and is for a reasonable number only. Our fee does not allow for attendance at every PCG Meeting unless agreed otherwise.
Redesign of Client Initiated Scope Changes Tables After We Have Drawn and Released our Floor Plans - Excluded. Once we have drawn it, we have expended that part of the Fee. Surely it would be unreasonable to expect us to redraw it again for the same Fee.
Participation in Any Internet Based Document Sharing System, other than a Simple FTP Site - Excluded. We will issue PDF’s by email with transmittals to any party at any time. We find the internet based systems actually cost us money to participate in. We are interested in saving money for you.
Client to Provide us with CAD Architectural Base Plans in REVIT or AutoCAD .dwg Format - Note. In this day and age, we assume that CAD plans will be provided.
Goods and Services Tax - Excluded.
Waterproofing Details - Excluded. This is a specialist activity and is performed by “Others”.
A suitable Level of Professional Indemnity and Public Liability Insurance Cover - Included. We’re professionals, this is part of what you buy and why you buy from us.
Greenstar Participation to NZ Green Building Council, Level 4 - Included. This is usually a rainwater tank and is easily accommodated into our standard design.
Greenstar Participation to NZ Green Building Council, Level 5 and Above - Excluded. This involves significant design consideration, plus calculations and supply of information. This work is in addition to our standard design.
